What you see is often what you get, and such is the case with Jack Marsh. The homebuilder thrives on an honest business, and covets his full-time career. After all, it is a dream come true.
Marsh, who grew up in Old Louisville, attended Male High School and the University of Louisville. As a teen, he worked summers completing odd jobs in new home construction to earn additional income. He decided he liked the career path he’d already forged, and spend a couple of years buying homes, remolding them and placing them back on the resale market.
“That progressed into real estate sales of new homes,” Marsh said, a position he says helped develop his ability to interact with customers. “With that in the back on my mind, I always wanted to build new homes.”
That was in the mid 1980’s – a few years later, Marsh turned his “nugget of a dream” into reality, and teamed with another local homebuilder to construct entry-level homes mainly for first time homebuyers.
He says he always wanted to construct larger, custom built homes that would showcase his talents as a builder. He soon branched out on his own and forayed into higher price ranges. Today, he markets and constructs houses priced anywhere between $400,000 and $900,000 plus.
He says he most enjoys interacting with customers from the beginning, helping them to formulate what they perceive to be their dream homes. He’s fine-tuned his construction process to eliminate buyers’ anxieties, “and really, we have fun while we are building it!” Marsh said. “We want to develop a lasting relationship with (buyers) even after they’ve moved in…it’s still an exciting process from the time you take blueprints and watch it form in five or six months.”
Marsh has worked through the sometimes-negative connotation of others in his field by providing quality construction and prompt attention to detail. He has developed good relationships with local developers of interesting developments, and is able to provide several options to homebuyers if they have not yet selected a lot.
“When I’m looking for a development, I’m looking for high visibility in terms of traffic, and good amenities, like a clubhouse or swimming pool,” he said. In addition, he takes into consideration each individual buyer’s needs, such as selecting a neighborhood that is conducive to children.
He begins by helping a client select a lot for their new home and then establish a budget. The details of the home- the style and square footage- is then determined by how much the buyers have to spend. He carefully examines how the homeowners will use the home and tailors it to fit their individual needs.
Marsh said more homeowners are looking for a lifestyle of convenience, with master bedrooms on the first floor and an emphasis on the hubs of the home, the kitchen and living room or hearth room.
“We’re seeing more people place more attention on the technology and infrastructure of their homes,” he added. That includes structured wiring and home theater necessities.
Marsh balances career with family, spending time with his wife Gerri, and their four children, Tabitha, Brette, Alex and Merideth. The family attends Evangel World Prayer Center.
